Starting Your Own Coffee Shop Franchise Business

As a young boy growing up in a working class family, I always used to fantasize about one day owning my own 5 star hotel in the center of one of the world's finest cities. I held onto this dream for years, but I eventually left school with little education, only armchair ambition, and employment as a general labourer. I later realized that the only restrictions I had in my life were imposed on me by myself. Some years later, I caught up my best buddy from high school (also uneducated), and he told me he had gone on to open a small chain of trendy coffee shops. Enthralled by his success, I asked him what occupational qualifications or gift of the gab talents he had acquired to achieve his success.

He went onto say that the first thing you need to get good at is money management. Money talks, he said, and you need a fair stash of it to start a coffee shop of your own. Therefore, you need to do whatever you can to show the banks you can save, invest and manage your money wisely. However, saving on its own is not good enough to boost your credit rating and credibility with the banks. They need to see you spending too, but not only spending but borrowing and paying back without default. Investing in property too, is a must have as this will act as fixed collateral when applying for a business loan.

He made it all sound so easy which made me question why so many folks get into such a financial quandary in the first place, like me! He explained that many people go into heavy dept by borrowing more than they can afford to realistically pay back, but worse still, too many people are putting their needs before their wants. It's this gluttonous approach to life which gets them into financial strife in the first place.

He told me that he had a simple vision shortly after leaving school and that was to start a coffee shop. He explained that he kept his ideals very grounded and simplistic and approached the whole thing in a logical and methodical way. "What other approaches are there for an uneducated dimwit like me?" he jested.

Well, I've often thought about owning my own business and I too would love to start my very own coffee shop as I've always thought they are the coolest most hip social places to meet and greet than even the pubs and restaurants. A coffee shop has such an informal laid back atmosphere not to mention the delightful aromas of freshly ground coffees. My ole school friend explained that there was aplenty of room in the city for more coffee shops, but despite my ambitious thoughts, I've never been able to realise my dreams. Maybe it's latent fear or something, but I've just never had the drive necessary to start a coffee shop, or any business, no matter how much I've wanted it.

After talking with my pal, I've since taken some baby steps forward though, and rather than independently build a store from scratch, not that I'm lacking ideas you understand, I have been taking a very serious look at using a franchise to start a coffee shop. The reason for this is because I'll get lots of business support with a franchise, and that can only help to lessen the burden of someone new to the game.

Initially, I backed out of the idea because I felt intimidated due to my lack of education and retail business experience. However, my buddy said that all I need to show the franchise company was that I could acquire the funds, show that I had a good head on my shoulders, and come across with enthusiasm, ambitions, and an open mind. If they like what they see, the franchise will give you all of the training you need to succeed. Well, that was music to my ears, I can tell you.

It's still early days and I need to do a fair bit of groundwork to prepare my case, but the idea to start a coffee shop in my home town is becoming more excitable with each passing day. I recently read an inspirational snippet about what separates the men from the boys when it comes to starting a new business. It reads like this:

Of 100 people who start with a plan today, 80 will drop out within 6 months.
Of the 20 left, 16 will drop out within the next 6 months.
Of the 4 left, only 1 will still be at it 6 months later.
Be that 1.

And that's exactly what I to be. That 1. I hope the next time I write a piece it will be about how I came to start a coffee shop in my home town. Maybe not a rags to riches story, but I hope an inspirational one nonetheless.

Every day I get email asking me how to find legitimate work-at-home jobs. I have to say this always baffles me because every week I wade through thousands of jobs to find a select few to post in my weekly newsletter. The problem I believe is that people look for the wrong jobs in the wrong places. They often limit themselves to jobs like "typing" or "data entry" that are so rare they might as well give up on the idea of working at home.

My suggestion to them is to find work in areas that are hiring. There are many companies looking for home-based employees to do work that doesn't necessarily require a great deal of experience or education. So why not go after these jobs?

Some people tell me, "I don't anything about these jobs." THAT'S OKAY. Many of these jobs don't require a formal education and some have entry-level positions. Further, several of these jobs pay very well. As long as you're willing to learn and work hard, there are companies ready to hire you.

Here are six job types that have hundreds of job openings available now. These jobs are found all over the Internet on job related websites. If you have been searching for a work-at-home job, you have probably run into many of them. Remember, even if you don't know how to do these things now, many are easy to learn and are worth considering.

Copywriting: Don't let the word "writing" scare you. You don't need a degree in English to be a copywriter. In fact, some of the most successful copywriters break most rules taught in high school English. The best thing about copywriting is that it can be very lucrative and requires very little in terms of education and experience. In fact, many copywriting experts indicate they earned a fulltime income their first year without having previous experience. Copywriting involves writing promotional materials including ads, brochures, sales letters, press releases, reports, and web site copy. There are many good books that teach about this type of writing and all say you don't need to be a great writer; you simply need to learn the techniques of promotional writing. Some books that can teach you about copywriting are "The Elements of Copywriting" by Gary Blake and Robert Bly and "Writing Copy for Dummies" by Jonathan Kranz.

Customer service: This is another job that doesn't necessarily require a lot of skill or experience. Most customer service jobs I find are related to order taking and help lines, and usually require a pleasant voice, second phone line or DSL, and headset for your phone.

Sales/telemarketing/research (phone surveys): Many people hate sales and telemarketing, but if you want to work at home badly enough, its an area worth trying. Most companies have established scripts and training so it's easy to jump right in. Like customer service, you will likely need good phone skills, a quality phone with headset and high-speed Internet access.

Transcription: The most common form of transcription jobs I find are in medical transcription and usually ask for at least two years experience. However, legal and business transcription is a growing market. People doing teleseminars are also hiring transcribers to transcribe their talks. Then there is the growing captioning field, which are the transcribers who type for the closed captioning on your television. You can learn medical and legal transcription through correspondence courses. Or become a general transcriber or captioner by teaching yourself and practicing to improve your speed and accuracy.

Translation: The Internet has made the world a smaller place and many companies want to make their website and other materials accessible to people in other countries. If you are fluent (speaking and writing) in more than one language, there are many companies that need your services.

Graphic or web design and web programming: Often employers will want a combination of all skills required for these jobs so I have lumped them together. These jobs do require extensive knowledge and frequently specific software. However, many will take entry-level employees, so if you can get the education, you may be able to get a job. Many community colleges offer courses in these areas. You can check online educational resources as well.

Experts in economics talk about "supply and demand". The above jobs are in large supply and are waiting for you to fill the demand. If you take the time to develop your skills, there is no reason why you shouldn't be able to find a job in one of these areas.

Everybody would love to make lots of money quickly, working from home, and only doing a few hours of work per week. I've spent the past two years trying to find a great way of doing this. Only over the course of the past few months have I found any "get rich quick" programs worth buying. I've been trying to make money online for a long time. I had a few small websites, but they never made much more than a few hundred per month. It was easy money and didn't require much work on my part, but I knew there were people out there doing better than I was and I knew I could do as well as them.
Now, I've seen a lot of "get rich quick" programs. Most of these people make claims about earning $2000/day with Google or something similarly insane. Almost all of these people are complete liars. Even if they were making $2000/day with Google AdSense, it'd be because they had high- traffic websites with a lot of quality content. I'd know, because in one whole month, I never even made half of what they promised I'd make daily with their programs. Maybe you've already been scammed by one of these fraudsters. Anyway, I finally got sick of what was being offered.
I decided I'd look through the all of the "get rich quick" programs I could find and see if there were any that were actually legitimate. I found that there were owners selling their programs for well over $100, but the information in them could be found almost anywhere online for free. Additionally, they all contained out-of-date information, had no e-mail support, no money back guarantees, and broken links in the downloads section.
In conclusion, almost all of the programs I found were completely useless. The owners knew it, but they couldn't care less about their customers since they didn't offer refund policies! Amazingly, while looking through all of the programs, I actually did find a few legitimate programs. They were run by ordinary people like you and me, and they had found some great methods of making money from their home by doing very little work.
I spent some time working with those programs, and my income is now ten times what it used to be. These programs provided a large amount of great information on how to make extra money on your computer doing very little work. Numerous customers had provided great feedback and reviews for their products. Many of them have started to make money just days after buying!

Welcome back to all of you Wise Old Owls!

In this article we take a novel look at learning to learn and the expression of knowledge learned as wisdom.

To do so, we will begin with a view of "knowledge" as being a cycle of Feelings, Thoughts and Experience, alongside a view of Wisdom being a cycle of Discernment, Awareness and Application. Further, we will allow that these two cycles are superimposed, one over the other, with the chief distinguishing characteristic being that knowledge invokes mind and matter whereas wisdom draws in the components of heart and soul. At the end of our study, we will consider the opportunity of expressing our wisdom through the written or spoken word—thus, Leaving a Legacy.

First, let's address the tools of Feelings and Discernment with three I's: Intuition, Imagination and Illumination. Feelings are natural and common to us all. Housed within, they are the language of our souls and often defy words. Feelings, in and of themselves, are pure. They speak to us from within.. They are what they are. Here's a step-by-step recipe for Divinity Within! Open one soul full of feelings and with intuition sift contents, discerning and then discarding any negative, hurtful impulses or energy. Now add a full cup of imagination and stir until well-blended. The mixture will enter a reactive process known as idea creation. Take the newly formed ideas and whip into a light and fluffy batter. Transfer immediately to a still, quiet mind and allow to rest until at least double in size. Without disturbing, observe the illumination process taking place. When desired state of peacefulness is achieved, enjoy! Repeat these steps as often as necessary.

Next come Thoughts and Awareness, the language of the mind. During periods of peak performance, adults increase energy consumption in the brain by up to 50%. Here I will employ the three R's—not reading, 'riting, and 'rithmetic—but instead, Reasoning, Reaching and Realizing. The process of thought used to support conclusions or explain facts is called reasoning. Reasoning is the power of comprehension and inference—the sum of our intellectual powers. Reaching, however, goes beyond that. Reaching is the process of stretching, expanding, and even straining. It is in fact, thinking outside the box! In our knowing that we do not know, we open ourselves to paths of greater knowledge. When utilizing both reasoning, that which we already know, and reaching, expanding to gather in that which we do not yet know but desire to know, we come to the awareness of realizing, our third R. Realizing is the portal of thought which brings new knowledge into existence. With it we conceive vividly and make to appear real that which previously was not.

Lastly, we address the most powerful communicators, Experience and Application. When feelings and thought alone or in combination are not sufficient to teach, experience and application can and will, even if repeated efforts are required. If at first you don't succeed, try, try again! So let us examine now, the three S's: Skills, Senses, and Success. Skills in experience is the ability to execute effectively through performance. Doing our best! Giving our all! Going the distance! And our Senses? That's using all of our faculties to perceive—the capacity for effective application of the powers of the mind as a basis for action or response. How empowering is it to fully use our senses and our skills as we experience life? Simply put, it produces the greatest outcome, the most beneficial result! In a word, Success! Learning to learn through experience is learning through the school of hard knocks. Most of us have not only the diploma, but the hat and the cup, as well!

Now that we've taken a look at the learning cycles of knowledge and wisdom, we come to a final frontier of the ways of wisdom: Leaving a Legacy. This is an opportunity to share what we've learned. Sharing allows us to experience the greatest blessing of wisdom. In All I Ever Really Needed to Know I Learned in Kindergarten, Robert Fulghum begins by reminding us, "Wisdom was not at the top of the graduate school mountain, but there in the sandpile at Sunday School. These are the things I learned: Share Everything!" Yes, share everything! It does no good to stand at the top of a mountain alone—it is in the sharing of the magnificence of the beauty you see that your greatest joy is realized. So, take this opportunity, through leaving a legacy, to help others along their way...

Remember when you recreated the wheel? Your trials and errors? The tangents and side roads and blind alleys? The wanting to give up? The losing control? Then the still small voice? And exercising your faith? And then your will power? Remember getting up again and forging ahead? Against all odds? Recall making progress? Believing again? Hoping again? Reclaiming a dream? Then another? Remember dreaming bigger? The subtle changes in course? The gentle persuasions? The nudges? Do you remember your moments of Aha! Eureka! That's it! I think I've got it! Wow! Do you remember standing in your moment of Now and celebrating? Do you recall your gratitude? Your peacefulness?

What Makes A Good Employment Application And Why Is It Important?

The best way to weed through a stack of potential candidates for any position is the use of a professional quality employment application. This document will also gather all important information on candidates on one single form.

Whenever a person wishes to find gainful employment, the first step he or she has to take is completing an employment application form for prospective employers. By doing so, the applicant will be furnishing all the required information to the would-be employer. Very often, a submission date is required before which the application, duly completed, must be submitted for consideration for the post applied for. Each employment application form must be completely filled out in its entirety and signed by the applicant. Very often, this should be accompanied by a cover letter and an up-to-date Resume, as well as any additional material required by the company.

Most companies keep your application active for a period of ninety days during which time they will review your application and make their decision. In case the ninety days lapses and no decision have been taken, then they may require the applicant re-submit the document for a further ninety days for fresh consideration. It is also usual for companies, as part of the selection process, to contact present and past employers as part of the selection process. So, when completing the form, make sure that these addresses and contact numbers are included.

The form itself should be carefully perused and completed giving each and every detail that is pertinent and should include every facet of the applicant's personality, educational and work experience. The position applied for should be clearly stated as well as whether the applicant has ever applied for this position before.

For the applicants employment history, most companies will prefer that they begin by giving details about the current employer, and then work their way back for the preceding ten years (or more, if applicable) with all other past employers. Military service, if any, should also be detailed. In case their have been any gaps in employment that exceed six months in duration, then the applicant needs to give reasons explaining these gaps.

Pre-employment background questionnaires are required by some employers and all material information as asked for by this questionnaire is to be given and any misrepresentation or omission of material facts may lead to loss of employment. So, applicants should be aware that the information they offer should be both true and accurate. All supportive documents, as required in support of the answers given, must be attached along with the completed questionnaire. The information requested through the questionnaire is personal information, professional fitness, fitness, and criminal history, if any.

On completion of the employment application, duly signed, the applicant authorizes the would-be employer to conduct background investigation as well as obtain release of any records or information in connection with the application. Perjury laws are applicable and demand that the only information divulged is true, complete and correct.

Show your prospects that you are dedicated to making your business work, as well as offering them the opportunity to take part in a business that will ultimately offer them a solution to their problems. When they see that you have an identity that avoids an out of work loser image and you have ideas about moving forward with some specific ways they can help you, you won't have time to be depressed about being out of work!

Your value in the marketplace often rises when an employer learns you've been offered a job by someone else.

First, an employer doesn't want to lose the pick of the crop to another organization. Second, if an employer has been considering you, but waiting to see if perhaps someone better will come along, the realization that you're about to join another organization may spur him or her to make you an offer now. And third, competition tends to loosen an employer's purse strings: if you have another job offer, there's a better chance for you to negotiate a higher salary with someone else.

Once you have a firm offer, it's up to you to let your other employer prospects know about it.

Arrange a meeting with the employer who made the offer for some time to consider it. This isn't at all unreasonable, and many employers will give you some defined period—three days or a week or by Monday or whatever—to make your decision. If an employer asks for a decision on the spot, don't be afraid to ask for a time out.

"I'm very pleased at your offer. It's a wonderful opportunity, and I'm excited at the prospect of working for you. I know you understand it's an important step for me, and I'd like a little time to think it through thoroughly. I'll give you my acceptance no later than close of business Tuesday. Will that be all right?"

If the employer refuses to give you any time, you may want to consider why you're being pressured. A legitimate offer for a legitimate job should allow time for careful consideration, even if the employer suspects you're shopping the offer around to see if you can land something better. A thoughtful, realistic employer realizes that making a quick hire while the candidate still has doubts about the decision is an invitation to problems later on.

Once you have a firm commitment that the job is yours of you accept it by a specified date, and all the terms have been agreed upon, you have until the time runs out to see if you can use the offer to leverage other offers. Now phone the decision-makers that have interviewed you at other companies that interest you. Tell each that you have a firm offer, and you must now make a decision.

"I enjoyed meeting you, and I have a serious interest in your company. I thought I should tell you that I have an offer from another firm, and I've promised them an answer by Tuesday. If you want to talk further with me, I'd like that. But it would have to be quite soon."

If you're successful in lighting a fire under other employer prospects, you could be in meetings right up until your Tuesday deadline, but you may well be rewarded with more offers, and the opportunity to make a choice. If nothing additional comes through, you can still accept the offer you have—or reject it and continue your search.

Most of us are well aware of the California Gold Rush of 1847. Thousands of people rushed to California in search of gold in hopes of gaining great fortune. It is true that many left disappointed and with significantly less than they arrived with. However, many people actually did find gold, lots of it and it dramatically changed their lives and the lives of their descendants, even those living today.

Over the past year or so, the number of houses for sale (inventory) has been increasing dramatically. For example, according to a chart provided by the Wall Street Journal1 , between October of 2006 and March of 2007 housing inventory in Los Vegas went from about 40,000 to about 120,000, Chicago went from about 46,000 to about 89,000, Miami went from about 25,000 to about 76,000, Pheonix went from about 17,000 to about 51,000. Housing sales is not dropping off significantly but the number of houses for sale is increasing very dramatically.

What does all this mean? Selling a house is very difficult in today's market. According to the US Department of Labor2 inflation has gone up about 15.5% between 2002 and 2007. People are generally less able to pay bills than they were. According to an article published on RealtyTrac.com3, in the year 2005 alone, from the first quarter to the last quarter, the number of houses in some state of foreclosure throughout the United States increased about 25%. This means an awful lot of houses are going into foreclosure. This means an awful lot of people need to sell their houses quickly and cannot. This means an awful lot of houses are available for a whole lot less money than even their current market value.

So how do you go about finding a house that is in foreclosure? Finding *all* properties that are in foreclosure is very easy. Every County in the US has a records department where legal documents are recorded. Foreclosure documents are recorded in the County in which the house in question is located. These records are available to the public. Different States have different laws on foreclosure so you need to learn what documents are filed to initiate foreclosure proceedings in your State. In the State of Florida, the first document recorded is a Lis Pendens which officially notifies the owner/borrower that the lender intends to foreclose. By looking up the records you can learn the address of the property and usually the name and address of the owner/borrower. You can also subscribe to foreclosure listing services so you can look them up from the comfort of your home, at your convenience.

You may ask, 'once I've found a house, how do I buy it?'. Especially if you don't have any money. Many ways to get money exist but two exist that are most popular among real estate investors:
1. You can take existing loans 'SUBJECT TO' which means you just take over the loan's payments, as is. You'd need to make up any back payments. This is not the same as to 'assume' a loan. You just take over the existing loan. Of course precautions exist: usually you'd put the house into a TRUST or something similar. Mortgage companies frown on it but it is legal. In fact most States have very strict laws (mostly concerning disclosure to the seller) about taking a loan SUBJECT TO. Real estate investors do it all the time and you can too.
2. HARD MONEY LENDERS - thousands of short term lenders exist who are more than happy to supply you with every dime you need to close a transaction. They're not usually worried about your credit, they're far more concerned with the feasability of the deal you have on the table. If they like the deal, they'll lend you the money. Often, you pay NOTHING until you close the deal or sometimes even sell the house.
So, you can buy the house from the owner/borrower before it goes into foreclosure (which helps the seller) or you can buy it at the foreclosure auction. Most investors seem to prefer buying before the auction.
Real estate investors generally will not pay more than 70% of the current fair market value of the property minus repairs and renovations.

You may ask, 'once I have the property, how can I sell it in this terrible housing market?'. Simple, don't get GREEDY! Sell the property for 85% of it's current fair market value. You'll need to make sure it looks *real* good, usually paint and carpet (which should have been negotiated into your purchase price). Advertise in the news paper, real estate publications and with about 40 small signs around the neighborhood. Offer real estate agents 3% if they sell it for you. Alternatively, you can sell it very quickly to another investor for a lower price, say 75%.

The housing industry is in alot of trouble right now. But like most things, a balance is naturally being established and in a great part, by real estate investors. Yes, today foreclosures abound, but many people with a bit of initiative are rushing in and snapping them up, making a whole lot of money, changing their lives and their families lives and simultaneously helping to solve the problem.
